STATUS OF THE EXISTING CONSTRUCTION
The construction does not have a licence and cannot be legalised in its current state. The area currently built on the plot is approximately 329 m2. Since 2022, a project to regularise the construction has been in progress before the Ses Salines Town Council, and in 2024 an extension was submitted to increase the building parameters due to a change in urban planning regulations.
In 2024, a favourable report was obtained from the Heritage Department of the Consell de Mallorca.
CONSTRUCTION OF NEW HOUSING AND USE OF PART OF THE EXISTING BUILDING
A new house has been designed, reusing part of the existing construction on the plot. The part to be demolished according to the new project proposal is approximately 58.68 m2 (17.68 m2 on the ground floor and 41.00 m2 on the first floor). The part of the building that will be reused and integrated into the new construction is approximately 317.20 m2 of enclosed living space, 35.80 m2 of porches and 76.13 m2 of terraces. The new housing proposal has a built area of 323.12 m2, plus 35.80 m2 of porches, 157.04 m2 of terraces and a 35 m2 swimming pool, and complies with the building parameters of current regulations.
Ses Salines is a small municipality located in one of the most beautiful areas in the southeast of Mallorca. It is easy to overlook this discreet spot, but it contains many remains of the island's rich history, dating back to the Bronze Age.
It is one of the closest towns to the cape of Ses Salines, the southernmost point of the island of Mallorca. This area has a great agricultural tradition, which still persists. The village is mostly residential and retains much of the charm of the past, making it an excellent choice if you want to experience the authentic rural Mallorca.
Together with the nearby town of Colonia de Sant Jordi, Ses Salines was of great value for its salt production, especially for the Roman invaders. The name of the village is derived from this activity and means 'source of salt'.
